When a transaction is under contract, we will:

  • Coordinate opening of the file with escrow and securely manage all documents

  • Send introduction email with timeline and copy of executed contract

  • Ensure contracts and addenda are fully executed with all signatures and broker info

  • Submit required documents to the broker for compliance

  • Provide amendments and changes to lender, title, and broker

  • Verify earnest money deposit and obtain receipt

  • Track inspection deadlines, confirm scheduling, and ensure reports are received

  • Maintain communication with title company and lender

  • Provide consistent email updates to the agent

  • Update deadlines when contract changes

  • Collect HOA documents and deliver properly

  • Order Home Warranty and HOA documents when needed

  • Monitor appraisal timeline and completion with lender

  • Track loan status and follow up proactively

  • Provide all documents to buyer/seller as required

  • Upload disclosures and documents to transaction management system

  • Maintain ongoing communication with all parties

  • Confirm escrow has required documentation

  • Coordinate final walk-through

  • Schedule signing appointments when applicable

  • Conduct pre-closing file audit

  • Confirm final recording and notify agent

  • Upload final HUD/CD for compliance

Buyer-Side TC Services Include:

  • Upload broker-required forms
